We’ve always known that this south Atlanta golf community features some of Atlanta’s best new homes, and are so excited that the rest of the city will finally know it too.

The community itself will be discussed along with two of the custom homes in Lakeview at Heron Bay. This show also mentions all the amenities this master planned community offers and showcases the community as the exceptional place it is.

This show should increase the traffic of buyers to the Sales Center and help move the homes that are currently on the market in our community. Heron Bay Community Blood Drive

American Red CrossThe Heron Bay Community Liaison Committee is hosting a Blood Drive on Saturday, February 27 . The American Red Cross will be parking the Blood Mobile at the Sales and Information Center from 10AM to 3PM. All residents at the Atlanta lake community are encouraged bring friends and family members to donate blood.

Any participants donating blood or platelets between January 1 and March 31, 2010 are entered into a drawing for a $1000 gift card.  Join the effort to help those in need of lifesaving blood.

Mature-Market Home Buyers Desire Services

CoupleMature-market (55+) home buyers in a recent survey conducted by the National Association of Home Builders and the MetLife Mature Market Institute showed a split in preferences from one age group to the next. The younger group, age 55-64 years old, was found to have greater interest in a home that was tech heavy in its design, whereas the older group, 65+, preferred the home to be a one- story with universal design features.

Some surprising information that came out of this survey was that the younger group preferred service oriented homes and communities versus one that had greater amenities and social activities. One thing they both had in common was the desire for home maintenance and repair to be included, as well as other services like housekeeping, on-site health care (more…)

Heron Bay Committee Planning Events for 2010

Heron Bay Golf and Country ClubThe Heron Bay Community Liaison Committee, made up of residents in the Henry county community, is already busy planning their give-back events to benefit several organizations throughout the upcoming year.  The Liaison Committee is dedicated to reaching out to both Heron Bay residents and those in need throughout the world.

The January project “SAVE Your Greeting Cards” encourages residents to donate their old Christmas and greeting cards to benefit the St. Jude’s Ranch for Children.

St. Jude’s recycles the cards and sells them on their website. The children at the ranch play a big part in re-creating the “new” cards by removing the front of the cards and attaching a new back. The children benefit from the program by receiving payment for their work and they also learn the importance of “going green”. (more…)

New Home Tax Credit Forms Now Available

The IRS has recently released Form 5405. Why is Form 5405 special? This is the form you’ll need to fill out to take advantage of your Homebuyer’s Tax Credit you used to purchase your new home!

The IRS will begin processing these forms beginning in mid-February. Make sure to send your home ASAP to be at the top of the pile. Make sure to pay close attention to all of the details as Form 5405 will now require additional documentation in order to prevent fraud. Because of these additional documents, you’ll need to file a paper tax return rather than filing online.

Additional documents include:

  • A copy of the settlement statement showing all parties’ names and signatures, property address, sales price, and date of purchase. Normally, this is the properly executed Form HUD-1, Settlement Statement. (more…)

1193877_clean_home_2We’ve all heard of the annual spring clean, but why not try an annual New Year’s clean?  Whether you are looking to sell your home or just trying to keep it clean and organized, cleaning up the clutter accumulated over the past year will help you move forward.

When “spring cleaning” there are a couple tips you’ll want to remember. First you need to plan and prioritize. Start by deciding what on your list is a must-do, what is a should-do and what can wait. Make sure to spread out the list by working on it a little each day, don’t try and do it all at once.

You might want to start with the entrance. You don’t want a first time visitor’s first impression of your home be the last. Small touches such as putting out a new welcome mat or cleaning the one you have, sweeping the porch, or adding a potted plant will really brighten up your home and make it a more welcoming place for friends and family to visit. Have You Used Your Tax Credit?

Heron Bay Golf and Country ClubNow is the perfect time to buy a home. With the extension of the 2009 tax credit, it is now the optimal time for first-time, repeat and move-up home buyers to purchase a new home.

The tax credit will be available for any home purchased before April 30, 2010. However, keep in mind that you must close on your new home no later than June 30, 2010. First-time homebuyers are eligible for up to $8,000 and repeat or move-up buyers are now eligible for up to $6,500. In addition, repeat buyers must have lived in their current home five consecutive years out of the past eight.

Income limits for the tax credit have also increased, which means more people are eligible for the tax credit in 2010 than they were in 2009. Single taxpayers with incomes up to $125,000 and married couples with a joint income of $250,000 are eligible for the tax credit. If your income exceeds either of these limits by $20,000 or less you might be able to qualify for a partial tax credit.

Tis the Season to be Jolly

Christmas Balls

On Saturday, December 5, 200 Heron Bay residents donned their sweaters, grabbed their scarfs and joined friends and neighbors at the Lodge for the annual Heron Bay Golf & County Club Holiday Party.

Children who went to bed dreaming of meeting Santa had their chance to meet Old Saint Nick at this fun filled family event. Santa was on hand throughout the party to take pictures with the children and listen to their holiday wish lists.  He also sat down and read The Night Before Christmas to the children. (more…)

Holiday Tree Lighting Parties in Henry County

Christmas TreeThanksgiving officially marks the beginning of the Christmas season and each year Americans wait with joyful anticipation for their hometowns and neighborhoods to light up with color from the holiday lights and decorations that begin that thankful evening.

This year Henry Country residents have the option of attending one of two holiday tree lighting parties. On November 26, residents of the city of Hampton can head over to the Hampton Train Depot at 7 p.m. where the city’s annual tree lighting ceremony will be held.

Master planned community, Heron Bay Golf & Country Club homeowners and residents of Locust Grove might plan on attending the Locust Grove tree lighting at 7 p.m. on November 26 at Locust Grove City Hall. Attendees of this annual event will be able to enjoy music while waiting for Santa to come and say hello to all of the children.
