New Custom Homes to Begin Construction in Lakeview!

paramount communities 017Heron Bay Golf and Country Club proudly announces its newest builder Paramount Communities.  Paramount will be building homes priced from the low $300,000s to the high $400,000s.  They currently have six plans to choose from with either a two- car or three- car design.  Paramount is starting construction on three home plans initially, the Carlton, Ivy and Hampton in Lakeview at Heron Bay.  The Carlton, going up on Lot 13 located on the tee box of the 7th hole, is a double master home with one on the main and one up, that has 5 bedrooms and 3.5 baths and an incredible 2 story family room.  The Ivy, being started on Lot 53 overlooking the pond and green of the 5th hole, is a master up floor plan that has an incredible amount of living (more…)

What are the Limits?

heronby streetscapeIf you have been searching for a home lately you probably have heard that it is getting harder and harder to get a loan.  This is true if you are looking for a 100% no document, no income verification loan, like some that were around in 2006. However, if you are looking for an FHA or VA loan they are readily available and only a little more difficult to get than they were at the top of the market.

When looking for a home you need to know what loan amount you qualify for and what loan is going to work for you, so that you do not waste your time looking at homes that exceed your loan range.  FHA has difference maximum loan limits  depending on where you are in the country, the amount for homes in Locust Grove, Georgia is$346,400 with as little as 3.5% down.  VA loans in Henry County are limited to $417,000. This is a 0% down program, but it applies to either active or veteran military personnel only.  Anything above the VA limit is considered conventional lending and will require at least 20% down.  There is one more type of loan that applies to mostly rural homes called a USDA loan that pays 100%, it does not (more…)

What To Do in Locust Grove

locust-grove-city-hallThere are many exciting events and improvements happening in south Henry County’s, city of Locust Grove. The summer is nearly here and the residents of Locust Grove are excited to experience some of their favorite annual events.

The Peach Stand Road Race is set to be held on Saturday, May 29th. This 4th Annual 5K race begins at Gardner Peach Stand, thus the name Peach Stand Road Race. Over 200 runners participated in 2009 and many more are anticipated for the annual event.

Music in the Park at Mayor’s Walk Park is a free event on the 2nd and 4th Friday nights featuring local musicians for everyone in the family to enjoy.

The Farmer’s Market will be open the  first Saturday of the month beginning June 2010 and going through November 2010. (more…)

40 Days Until the Tax Credit Ends and Over 20 Homes in Heron Bay

D.R. Horton HomesAtlanta golf community, Heron Bay Golf & Country Club has over 20 homes available that can close in time for you to take advantage of the Federal Housing Tax Credit.

Hurry! Timing is crucial as you must be under contract by April 30, 2010 and close by June 30, 2010 in order to get the tax credit.

First time home buyers are eligible for $8000 and current homeowners can earn up to $6500 for purchasing a new primary residence. Current homeowners are only qualified if they have lived in their current residence for five consecutive years of the last eight years.

In addition, the income eligibility was also increased to $125,000 for individuals and $225,000 for married couples. (more…)

Heron Bay Community Blood Drive

American Red CrossThe Heron Bay Community Liaison Committee is hosting a Blood Drive on Saturday, February 27 . The American Red Cross will be parking the Blood Mobile at the Sales and Information Center from 10AM to 3PM. All residents at the Atlanta lake community are encouraged bring friends and family members to donate blood.

Any participants donating blood or platelets between January 1 and March 31, 2010 are entered into a drawing for a $1000 gift card.  Join the effort to help those in need of lifesaving blood.

Mature-Market Home Buyers Desire Services

CoupleMature-market (55+) home buyers in a recent survey conducted by the National Association of Home Builders and the MetLife Mature Market Institute showed a split in preferences from one age group to the next. The younger group, age 55-64 years old, was found to have greater interest in a home that was tech heavy in its design, whereas the older group, 65+, preferred the home to be a one- story with universal design features.

Some surprising information that came out of this survey was that the younger group preferred service oriented homes and communities versus one that had greater amenities and social activities. One thing they both had in common was the desire for home maintenance and repair to be included, as well as other services like housekeeping, on-site health care (more…)

Heron Bay Committee Planning Events for 2010

Heron Bay Golf and Country ClubThe Heron Bay Community Liaison Committee, made up of residents in the Henry county community, is already busy planning their give-back events to benefit several organizations throughout the upcoming year.  The Liaison Committee is dedicated to reaching out to both Heron Bay residents and those in need throughout the world.

The January project “SAVE Your Greeting Cards” encourages residents to donate their old Christmas and greeting cards to benefit the St. Jude’s Ranch for Children.

St. Jude’s recycles the cards and sells them on their website. The children at the ranch play a big part in re-creating the “new” cards by removing the front of the cards and attaching a new back. The children benefit from the program by receiving payment for their work and they also learn the importance of “going green”. (more…)
